Technical Illustration
There are a variety of illustration products involved in marketing real estate. Here is a quick glossary: Floor Plans: these are a view from above the building, and drawn as if the building were sliced open, parallel to the floor, just above the kitchen counter. It's important to remember the end use: these are marketing illustrations, not construction blueprints, so appealing appearance outweighs utmost technical accuracy. Tier Plans: for condo & apartment buildings each unique floor receives an overall layout which shows the relationship of the units and the outline of the building, as well as the location of services such as laundry rooms. The first floor tier plan may include the exterior landscaping. Key Plans: a thumbnail-sized schematic that shows where a unit type is located in the building. Only one key plan unit per per unique floor. Inventory Boards: a sales tool for the marketing of the units in the building. It shows the location, unit type and postal-address unit number of every unit in the building. Site Plans: typically for single-family home developments, it shows the relationship between individual homes, roads, development attractions such as play areas, and natural features such as lakes or streams. Location Map: shows the location of the property in relation to roads, cities, and local landmarks. Walk Map: intended to highlight the features of the neighborhood within walking distance. Developers regularly and liberally stretch this definition. Anxious for their property to seem attractive, they reach further and further to include desirable attractions. The first portfolio item has a tier plan, inventory board and key plan for the same floor.
